Planning permission and installed air conditioning

There is no single answer for every UK home. The property, system, location and nation-specific rules all matter.

Planning rules change and differ across England, Wales, Scotland and Northern Ireland. Check with your local planning authority before committing to work.

Questions that commonly matter

  • Is the property listed or in a conservation area?
  • Is it leasehold, and is freeholder consent required?
  • Where will the outdoor unit be visible from?
  • How close is it to a neighbour or boundary?
  • What noise will the proposed model create?
  • Is the system capable of heating as well as cooling?
  • Are there already external units or other relevant equipment?

Ask for model-specific information

A planning enquiry is more useful when it includes the proposed unit dimensions, sound-power data, location, mounting method and distance to nearby windows and boundaries.

Get the answer in writing

If permission or prior approval may be needed, ask the local authority or a qualified planning professional. Do not rely solely on a general statement that air conditioning is always permitted development.
